Once you’re under contract, I’ll help coordinate inspections, disclosures, appraisal, financing, deadlines, and the details that need to come together before closing.

Yes. We will sign a buyer representation agreement before we tour homes together, but you are always in control of the scope and length of that agreement.
It can be for one home, one day, one month, or longer if that is what makes sense for you.We will review it in plain English, talk through how compensation works, and make sure you are comfortable before moving forward.
California now requires buyer representation agreements, and they should never be a surprise or a pressure point. The agreement requirement and its required terms are confirmed by the California Department of Real Estate. -
Your down payment is not the whole story. Buyers should also plan for closing costs, inspections, an appraisal if financing, moving expenses, any immediate projects, and a reserve after closing.
The exact number depends on the property, your loan, and the terms we negotiate.

The monthly HOA dues are easy to see. The bigger question is whether the rules, finances, and future obligations work for you.
Before your HOA contingency period ends, you will have access to the association documents, including the rules, budget, reserve information, meeting minutes, and any known assessments. That gives you the information you need to decide whether the community is the right fit.

Sometimes the offer that wins is not the highest one. Strong financing or proof of funds, a meaningful deposit, timing that works for the seller, and carefully considered terms can all make a difference.
My job is to find out what matters most to that seller and build the strongest offer I can around your priorities, without asking you to agree to terms that do not make sense for you.

Once your offer has been accepted the real work begins. We will open escrow, submit your earnest money deposit, review disclosures, schedule inspections, work through appraisal and loan approval if needed, and make informed decisions before your contingency deadlines.

Yes. The builder’s sales representative represents the builder, not you. Having your own agent means you have someone reviewing the contract, helping you compare incentives and options, tracking key deadlines, and advocating for your interests throughout the process.
The important part is to bring your agent with you on your first visit, since many builders require buyers to register their agent at that time.
